107 West 82nd Street – Upper West Side/Central Park West Historic District
A  Renaissance Revival style flats building with Queen Anne style elements designed by Thom and Wilson and built in 1893. Application is to construct a rooftop addition.

HDC finds the proposed rooftop additions simply too much for this flats building.  The proposal would appear as another story, does not set back from the historic building, makes no attempt to look like a typical rooftop accretion or make any differentiation between it and the building below, and changes the reading of the building.  HDC asks the commission to send the proposal back to the drawing board.

151 Mercer Street – SoHo-Cast Iron Historic District
A two-story brick garage building built in the mid-twentieth century. Application is to demolish the existing building and construct a new five-story building.

HDC approves of this proposed new building which looks perfectly at home here on Mercer Street thanks to its massing, size, and design.  The operable, metal shutters are a particularly nice feature which makes reference to the fire shutters of the district’s industrial buildings and is also and has a practical, “green” purpose.  It is obvious that the applicant has taken the time to understand this historic district, and we urge the commission to approve this contemporary, contextual building.

22 Bond Street, aka 25 Great Jones Street – NoHo Extension Historic District
A construction site with a partially constructed building. Application is to alter the massing and revise the design of the building.

Considering the confines of what has already been constructed, HDC finds this proposal a great improvement over what had been approved previously for 22 Bond Street.  While the prior design was dubbed a large, floral shower curtain by its many detractors, this design looks like a building with rather traditional fenestration.  The increased height of the street wall and the decrease in the building’s overall height is also welcomed.  All in all, the proposed will be a modern, but neighborly addition to the block, and we urge the commission to approve it.
