112-113 South St. New York, NY 10038 – South Street Seaport Historic District

A pair of Federal style store buildings built in 1818-19. Application is to construct rooftop dormers.

HDC finds the conceptual proposal of dormers to be appropriate, but the lack of detail about the dormers’ material makes it difficult to make a definitive endorsement of this project. We would also note that the scale of the front facing dormers seems oversized for the building. The applicant should study the proportions of these dormers in relation to the building’s existing fenestration as well as those of the surrounding area.

Action: Approved with modifications.

130-132 West 18th Street – 130-132 West 18th Street Stables Building – Individual Landmark

Two Round-Arched Utilitarian style carriage houses with Renaissance Revival and Romanesque Revival style details built in 1864-65 and combined in 1907. Application is to install storefront infill and construct a rooftop addition.

Architect: BÜRO KORAY DUMAN

HDC is generally supportive of this application, finding the proposed rooftop addition to be appropriate and minimally visible from the street view.

However, HDC has concerns regarding the proposed storefront infill and ground-floor facade treatment. We believe that the work on the front façade should be more restorative in approach. In particular, the central pier should be restored, and the detailing of the ground-floor façade should have greater articulation and closer adherence to the historic condition. We are concerned that the raised head of the easternmost wide opening exceeds its historic height and diminishes the stone enframent above.

Action: No action. Revised proposal requested to address concerns about visibility of the roof.
