CERTIFICATE OF APPROPRIATENESS TESTIMONY LPC-25-09894 157 Duane Street – Tribeca West Historic District CERTIFICATE OF APPROPRIATENESS An Italianate style store and loft building built in 1856-57. Application is to legalize the installation of an awning without Landmarks Preservation Commission Permit(s). HDC finds this legalization to be inappropriate. Tribeca West Historic District is known for its exposed cast iron architectural elements, and we believe these elements should remain unobscured. Currently, the awning spans across two openings and disrupts the woodwork and cast iron elements beneath it. We believe it would be more appropriate for the awning to be divided into two sections and should be moved vertically to align with some prominent horizontal feature of the facade. Action: Unanimously approved. |

LPC-25-08326 CERTIFICATE OF APPROPRIATENESS Architect: SA-DA ARCHITECTURE HDC finds this proposal to be moving in the right direction. Meaningful investment is clearly going into this façade, but we believe the applicant should explore how to get the proportions and design to work better to create a clearer overall composition. The lettering on the sign band could be larger, the oval and rectangular-shaped signs existing together are disharmonious, and the display window openings appear to be too tall. We believe that the 1940s façade photo of 6 Bond Street offers the applicant the correct precedent for restoring this storefront. Action: Approved. Applicant will work with staff to reduce oval sign and work on 2nd story fenestration. |

LPC-25-09355 CERTIFICATE OF APPROPRIATENESS A store and warehouse building designed by Julius Boekell and built in 1872. Application is to install a flagpole Architect: SAJO HDC would find this proposal to be appropriate if the proposed signage were mounted where there is already an existing armature. We wonder if another sign is even necessary on this small storefront, which already has three lighted transom signs and a blade sign. However, we would ultimately accept it if the new sign were not creating a new hole in a place where the freeze-thaw cycle regularly causes damage to buildings. We ask the Commission to either reject this proposal or ask the applicant to use the existing armature for the new sign. Action: No action. |

LPC-25-08450 CERTIFICATE OF APPROPRIATENESS Architect: LOCI ARCHITECTURE HDC finds the proposed usage of straight glass for the windows on the north elevation to be inappropriate. Curved glass is an important feature of the rear facade; therefore, the windows should have curved glass with the same radius as the existing windows. Action: Approved with modification that the applicant use curved glass with storm window if possible. |

LPC-25-11183 CERTIFICATE OF APPROPRIATENESS HDC finds this proposal to be largely appropriate; however, we would prefer to see a 3-story rear yard extension at full depth and width with the 4th and 5th stories in a setback plane similar to the adjacent building at 25 East 92nd Street. Action: Unanimously approved. |
