CERTIFICATE OF APPROPRIATENESS
A Renaissance Revival style theater, store, and loft building designed by David M. Oltarsh and built 1927-28. Application is to construct a vertical enlargement and establish a master plan governing the installation of storefront infill and signage.
Architect: Morris Adjmi Architects
HDC finds the building’s bulk and height to be inappropriate and out of scale with all of its neighbors. We believe that the project’s aesthetic and its approach to the existing three-story building are quite good, and we can imagine that a scheme that is four stories shorter would be something we could find appropriate.

1209 Park Avenue – Expanded Carnegie Hill Historic District
CERTIFICATE OF APPROPRIATENESS
A converted 19th century rowhouse with a Modern style façade designed by Lucien David and altered in 1960. Application is to reclad the front facade, replace the rear facade and construct rooftop and rear yard additions.
Architect: JL Ramirez
We believe that the front facade is in need of significant refinement of its architectural proportions, hierarchy and detailing, and we encourage the applicant to work with LPC staff to refine this facade’s vocabulary. The rear facade needs more work. The proportions of the masonry openings to the solid wall are inappropriate, and the configuration of the muntins on the glazing system lacks consistency. We encourage the applicant to work with LPC to create larger masonry openings on the upper floors that also vary in height based on the internal hierarchy of the project.

CERTIFICATE OF APPROPRIATENESS
A Romanesque Revival style church building designed by John F. Capen and built in 1893. Application is to apply a coating on the masonry façade.
Architect: DXA Studio
HDC is curious to understand why the building needs to look new or more uniform in appearance.While we are aware of the appropriateness of the Keim material for this sort of application, we question whether it is needed at all. Is this request being driven by any need to prevent water intrusion into the building’s envelope, or is it simply an aesthetic consideration on the part of the owner? HDC would need to have a better explanation as to the purpose of this proposed work in order to render a more thorough opinion.
