Application is to construct rear yard and rooftop additions, and alter the main entrance and areaway. Architect: Susan T. Rodriguez HDC is largely supportive of this proposal, and we are especially pleased that the main entrance will be at grade and accessible, so that everyone can enter through the front door. We ask that for the second means of egress, the applicant consider using the allowance within the code for a “street-floor lobby”, which would allow the applicant to maintain the ground floor window on the west side of the front facade, and thereby retain significant historic fabric while also maintaining the building’s design symmetry. LPC-24-09981 CERTIFICATE OF APPROPRIATENESS Architect: Palette HDC is generally supportive of the proposed massing of this rear addition. However, we find the proposed use of brick to be materially inappropriate and feel that the applicant should explore the use of clapboard . Additionally, we believe this rear facade lacks a compositional consistency between the fenestration types and the proportions of its openings. We ask that LPC staff work with the applicant to refine the projects rear facade. Action: approved. |
